Feature — Compliance
Pay the contractor. Get the waiver. Every time.
Lien waivers, W-9s, and inspections are the paperwork that protects your title, your lender relationship, and your January. Foundry raises them from the work itself, chases the signature, and files the executed document with the project.
- Conditional and unconditional, partial and final waivers
- Waivers tied to the specific job and payment they cover
- Conditional sent on acceptance, unconditional raised on payment
- Browser signing with captured metadata, or upload a signed scan
- W-9 completeness gates payments and 1099 workflows
- Append-only, hash-chained audit log with CSV export
What it is
Compliance in Foundry is not a folder of blank templates. Each waiver is generated against a real obligation — this contractor, this job, this payment, this amount — so the executed document matches the money that actually moved.
The same discipline runs through inspections and contractor tax records: statuses are derived from the work and the payments, not maintained by hand, and every mutation lands in an evidence chain you can produce later.
Who it's for
Investors with GCs
Never release a final payment without the unconditional waiver in hand.
Borrowers
Give a lender the waiver file they ask for before they ask for it.
Anyone filing 1099s
Collect W-9s while you still have the contractor's attention.
How it works
- Step 1
Accept the work
Signing off a completed scope raises the conditional waiver and the payable together.
- Step 2
Collect the signature
The contractor signs through a private link; the executed PDF is filed with the project.
- Step 3
Settle the payment
When payment settles, the unconditional waiver is raised automatically against the same job.
- Step 4
Keep the record
Waivers, W-9s, inspections, and signatures stay attached to the deal, exportable and audit-logged.
Frequently asked questions
Which waiver types are supported?
Conditional and unconditional, partial and final. Each waiver is tied to the job and the payment it covers, so what was waived and for how much is never ambiguous.
Do waivers get raised automatically?
Yes. A conditional waiver goes out when the work is accepted, and an unconditional waiver is raised automatically once the payment settles. You are not relying on someone remembering.
How do contractors sign?
Through a private signing link in the browser. The signature is captured with its metadata, the executed waiver is rendered as a PDF, and it is filed with the project. Contractors who prefer paper can have a signed scan uploaded instead.
How is W-9 status enforced?
Foundry combines structured tax details with the uploaded form to compute completeness, and uses that status to gate payment and 1099 workflows — so you are not discovering a missing W-9 in January.
What about inspections?
Inspections are real records raised from the jobs themselves, with due, upcoming, and completed states surfaced on the jobsite view so a required inspection cannot be skipped quietly.
Is there an audit trail?
Yes. Mutations are written to an append-only, hash-chained event log with a full activity feed and CSV export — the kind of record you want if a payment or a waiver is ever disputed.
